The Fattoria di Sarteano is a spacious and beautifully decorated residence of a very high standard, with a private heated indoor swimming pool and air conditioned bedroom as well as plenty of en suite bathrooms. Located in the medieval village of Sarteano, in Southern Tuscany, it is a great choice if you want to easily stroll to the shops and restaurants in the area. It is also conveniently located to explore the nearby Montepulciano and Val D'Orcia - to name a few - along with easy access to the rest of Tuscany and northern Umbria.
The building originated as a convent in the 1400s, but owes its unusual configuration and name to centuries of use as the headquarters of a prosperous agricultural estate. The main entrance to the fascinating home is on one of the oldest streets in the village centre of Sarteano, with direct and easy access to shops, bars and main square.
At the rear you have a lovely garden with gates and private parking. This is a wonderful opportunity to enjoy the benefits of staying in a private home with a pool, but at the same time being deeply immersed in a thriving local community that has a lot to offer and plenty of attractions worth visiting, including a beautifully restored castle that dominates the small town.
The living areas are on the upper floor, all interconnected and decorated with lovely antiques, a large and very charming kitchen with a fireplace and breakfast table. Painted, beamed or vaulted ceilings, overlook the rooms - the largest of which opens onto a large terrace with a shaded dining area, ideal for al fresco meals overlooking the beautifully kept garden.
Al Upstairs, the air conditioned bedrooms, as plenty of en-suite or private adjoining bathroom, feature four-poster beds or large windows and high ceilings. On the lower ground floor there is a 12 metre/38 feet pool indoor equipped with a jet for counter - current swimming, that leads out into a walled flowering garden with a large “limonaia” portion of the house. The limonaia features an indoor dining area with ceiling fans and a large sun sail on the lawn offering shade to a sophisticated outdoor seating area.
The village of Sarteano, set in the foothills of Mount Cetona, is one of the oldest and most picturesque in the area and provides an excellent base for scenic drives and sightseeing excursions – Siena, Pienza and Montalcino are all within easy reach. It has a rich history stretching back thousands of years to the Etruscan period and the area is dotted with historical sites and artefacts dating back to this age. On request, we can organise a wealth of great activities and services such a cook to be available, wine tastings and a whole lot more for a truly memorable Tuscan experience.

3000 years ago, the magnificent site of Sarteano, at 575m/1875 feet above sea level, was already settled by the Etruscans, the peaceful and artistic people who are credited with Rome ancient architecture and the introduction of wine-making to the Italian peninsula. The village today owes its appearance, however, to the Middle Ages and to Renaissance: a charming knot of stone buildings with a fortress, a handful of beautifully-decorated churches and some of the most famous thermal springs in Italy. Winding, scenic roads lead from Sarteano to hilltop Cetona, 7 minutes, and to Chiusi, 15 minutes, where you’ll find the area’s largest supermarket. Further afield are the wine centres of Montepulciano and Orvieto, both 30 minutes; Cortona and Pienza, 40 minutes; and and Siena and Perugia, roughly 1 hour.

By car: Motorway exit at Chiusi- Chianciano, about 7km/4 miles.
By train: Railway station at Chiusi, 10km/6 miles, with a bus service to a step 100m/yards from the house. Shaded parking for three cars.
